Getting More Than Three Months Out Of It
The reason to roof an outdoor space rather than leave it open is simple: a deck is unusable in the rain and unpleasant in full afternoon sun, so in practice it gets used a handful of weekends a year. A roof changes that immediately. What decides whether you use the space in October as well as July is the set of details that get specified at the drawing stage.
Details Worth Deciding Early
Lighting wired into the ceiling before it is closed in, rather than added afterward. Ceiling finish, since a wood plank ceiling and a soffit ceiling read very differently from underneath. Skylights where the porch would otherwise darken the room behind it. Screening, and whether the posts are spaced to take screens later. Do I need a building permit for a covered porch in Ontario?
Yes. A roofed structure attached to a house is a structural addition, so your municipality requires a building permit and a reviewed drawing before work starts. Baird Construction prepares the drawings and files the application as part of the job. The township review is usually the longest single step in the schedule.
What is the difference between a covered porch and a sunroom?
A covered porch is open to the air underneath a permanent roof, so it needs no insulation or heating. A sunroom is fully enclosed and glazed, which brings insulation and often heating into scope and changes the permit path. A covered porch is the faster and less expensive of the two.
Can a roof be added over a deck I already have?
Sometimes, but it has to be assessed first. An existing deck was engineered to carry people and furniture, not a roof plus an Ontario snow load, so the footings, posts, and beams all need checking before anything goes on top. In some cases the frame can be reinforced; in others the deck needs rebuilding underneath.
Will the new roof tie into my existing roofline?
That is decided at the drawing stage, because it changes both the look and the water management. A porch roof can tie into the existing roof or stand as its own structure with a separate slope. The tie-in detail matters most where the two roofs meet, since that is where leaks start.
